What Is a Serviced Office?
A serviced office is a workspace the provider has already built, furnished, and staffed. You rent it on a flexible agreement and pay one all-in monthly fee.
It is often searched as a “service office”. Both terms mean the same thing: an office that comes ready to use, with services bundled in. Many providers also offer private office space as a lockable suite inside the building.
Nothing needs to be fitted out, and no vendors need to be lined up. The team arrives and works. It is a lighter alternative to managed office space, which is built to one client’s brief.
What Does a Serviced Office Space Include?
Inclusions vary by provider, so confirm the list in writing. Most serviced offices cover the following.
Furnished Workstations and Private Cabins
Desks and ergonomic chairs
Private cabins or lockable suites for teams that need privacy
Storage and basic fixtures
Internet, IT Support and Power Backup
High-speed internet, often with redundancy
Basic IT support and network readiness
Power backup so work continues during outages
Reception, Housekeeping and Security
Front-desk and visitor management
Daily housekeeping and maintenance
Access control and round-the-clock security
Meeting Rooms, Pantry and Common Areas
Meeting and conference rooms, sometimes on a credit or booking basis
Pantry and refreshment areas
Breakout and shared amenity areas
Common areas are shared with other occupiers. That is the main trade-off for the lower cost.
Benefits of a Serviced Office
Speed: teams can start within days, not months.
No capex: furniture, fitout, and IT are the provider’s cost, not yours.
One bill: rent and services arrive as a single monthly charge.
Flexibility: add or release seats as headcount changes.
Less admin: the provider runs housekeeping, security, and maintenance.
For a team that is still finding out whether a market works, these benefits matter more than a custom layout.
How Much Does a Serviced Office Cost in India?
There is no single rate. Price depends on the city, the micromarket, the building grade, the seat type, and the contract length.
As a starting point, Office Hub (2025), cited in Table Space’s cost guide, puts the average monthly cost per desk at ₹12,000 to ₹20,000. Prime locations sit far above that, and peripheral ones far below.
These are Grade A managed-office benchmarks from Table Space’s own cost guide. They show what an enterprise-grade seat costs by city. Basic serviced desks in secondary locations can cost less.
Three things move the price:
Location: a prime business district costs far more than a peripheral one.
Seat type: a private cabin costs more than an open desk.
Contract length: in managed offices, shorter commitments typically carry a 10–15% premium per seat over two-to-three-year terms. Ask any serviced provider how the term affects the price.
Always ask for the all-in monthly price per seat. It is the only number you can compare across providers.
Serviced Office for Rent: Lease Terms to Check
A serviced office for rent is easy to occupy, but the agreement still matters. Check these before you sign:
Inclusions: a written list of furniture, services, and utilities.
Term and lock-in: the minimum commitment and the notice period.
Security deposit: the amount and the refund conditions.
Scaling rights: can you add or release seats, and at what notice?
Extras: meeting room hours, parking, printing, and after-hours access.
Exit terms: restoration obligations and deposit return timelines.
Who Should Choose a Serviced Office Space in India?
Companies entering a new city who need a base quickly
Small teams that want to avoid fitout capex
Project teams and pilots with an uncertain horizon
GCCs that need seats while a larger floor is built
If the office must be unmistakably yours and will hold a settled team for years, compare it against a managed office. See serviced office vs managed office for the full breakdown.
Serviced Office Suites by Table Space
Table Space’s suites are ready-to-move-in offices in Grade A buildings. They come furnished, tech-enabled, and built for enterprise-level privacy, so a team can occupy them without a fitout.
For teams that outgrow a suite, Table Space also builds and runs managed office space to the client’s brief. Teams that want a lockable, enclosed office without a full floor can look at private office space.
The scale behind this offer comes from the DRHP:
A CBRE report cited in the DRHP records a leased area of 9.33 million sq ft as of 31 March 2026, with 98.01% in Grade A properties across 33 key office clusters in eight Tier-1 cities.
The same report records 92.64% occupancy for mature facilities, the highest among benchmarked operators.
Its clients are principally GCCs, Fortune 500 companies, and multinational corporations.
